Both sides put into field their strongest lineups right from the start, each fielding four foreign players, determined to bag full three points and take the upper hand in their bids for a slot in the knock-out round.
With home-field advantage, Ninh Binh quickly controlled the match with constant attacks and their efforts soon paid off with the opener from striker Van Ta after 12 minutes.
Just four minutes later, the home side added a second goal as Petrisor Voinea headed home Patiyo Tambwe's accurate cross.
Yangon did not seem to quit easily despite their 2-0 deficit. The guests turned up the pressure on the Ninh Binh side in the remainder of the first half and narrowed the gap as Cesar rifled home an unstoppable strike from outside the area.
The hosts, though, restored the two-goal cushion seconds before half-time as Van Ta netted his second goal by beating the Yangon goalkeeper on the penalty spot.
The second half witnessed concerted efforts from Yangon to equalise the score as Cesar pulled off one more goal for his team on the 88th minute. However, this late uprising was not enough to help the Myanmar side reverse the situation against Ninh Binh who really played a better game.
The second victory lifted Ninh Binh to the top of Group G with six points. Their next challenge will be Indonesia's Kelantan.
